The Housing Choice Voucher (HCV) Program, commonly known as Section 8, is the federal government's major program for assisting low-income families, which may include elderly individuals or people with disabilities to afford decent, safe, and sanitary housing in the private market. Landlords/Owners can become a Section 8 Landlord by simply filling out paperwork, passing an inspection/approval and setting up direct deposit.
You may list your rental as you normally would, online or in the newspaper. Landlords don't need to be pre-signed up with the County Housing office to accept Section 8. You may indicate in your ad "Section 8 Welcome". Once you select a Section 8 tenant, you'll fill out paperwork. Get the "Rental Packet" from the tenant, fill it out, and submit with a "Proposed Unsigned Rental Lease Agreement" to get the process started.
Is there a difference?
YES. OHCD "County Housing" is financial help with rent. Owners/Property Managers must continue to property manage the rental and conduct their own inspections. We highly recommend that Owners/Property Managers schedule quarterly inspections with their tenants.
